Beacon Hill Market Update: Fall 2026 in Leesburg, VA

As we move into fall, the Loudoun County real estate market continues to shift toward a more balanced environment. Buyers have more choices, homes are taking a little longer to sell, and pricing and presentation matter more than they have in several years.

Here is what the latest numbers mean for homeowners and buyers in Beacon Hill and across Leesburg.
Beacon Hill Market Update: Loudoun County Real Estate Market by the Numbers
The most recent data shows 443 homes sold across Loudoun County, a 15.5% decrease from 2025. The median sales price was $765,000, essentially flat year over year, and homes spent an average of 25 days on the market.
Inventory continues to grow. There were 847 active listings at the end of August, 23.3% more than a year ago. Pending sales declined 24.6%, another sign that buyers are taking more time and becoming increasingly selective.

What About Mortgage Rates?
Mortgage rates have moved higher again, with the average 30-year fixed rate at 7.03% as of September 24.
For those waiting for a dramatic decline, economists are signaling patience. Current forecasts generally point toward mortgage rates remaining in the upper-6% range rather than a significant near-term drop. For buyers, that means today's wider selection may be a better opportunity than waiting on rates.
What This Means for Beacon Hill Homeowners
Beacon Hill remains unique within the Leesburg market. Acreage, renovations, pools, views and lot location can create substantial differences in value, even between neighboring properties. An estate lot backing to the reopened Beacon Hill Golf Club and a similar home a few streets over can sell very differently.
