Beacon Hill sits on roughly 1,100 acres atop Catoctin Mountain, just west of historic downtown Leesburg. Homes have Leesburg mailing addresses, but the community lies outside the town limits. That means owners pay Loudoun County's real estate tax (currently $0.805 per $100 of assessed value) and not the additional Town of Leesburg rate. You can confirm the tax district for any home in the county's parcel database. From Beacon Hill, downtown Leesburg is about 10 minutes away and Dulles International Airport roughly 30, traffic permitting.
Beacon Hill has two kinds of homesites. Hamlet lots are generally an acre or less and are served by Loudoun Water. Estate lots start at three acres, some approaching eight, and use a private well and septic system. If you're looking at an estate lot, plan on a septic inspection and a well water quality and flow test during your inspection period. They're routine here and worth every dollar. Power is Dominion Energy, and internet comes from Xfinity or Verizon depending on the street, so check service at the specific address.
Yes, it's open. Beacon Hill Golf Club reopened in fall 2024 after sitting idle since 2006. The original Johnny Miller course was redesigned from 27 holes to 18 by architects Tom Clark and Jim Cervone. It has about 400 feet of elevation change and long views of the Blue Ridge. The club is private and operated by Resort Development Partners, and membership is sold separately from homeownership. The club doesn't publish its initiation fee or dues, so contact the membership office for current terms.
I can speak to the 86 Beacon Hill sales I've handled since 2015. Across those sales the average price was $1,613,000 and the median $1,554,500, ranging from $770,000 to $3,050,000. Prices have climbed. My 2024 sales averaged $2,091,000, and my sales in the first half of 2026 averaged $2,167,500. The highest was 40546 Spectacular Bid Place at $3,050,000 in 2023. These figures cover my transactions, not every sale in the community. Ask me for a current market report before you price a home or make an offer.
Repeat sales are the clearest evidence, and I've represented 17 Beacon Hill homes more than once. 17131 Silver Charm Place sold for $1,200,000 in 2017 and $2,800,000 in 2024. 40321 Beacon Hill Drive sold three times: $1,375,000 in 2019, $1,900,000 in 2024 and $2,160,000 in 2026. Several other homes I've sold twice rose between 46% and 87% from one sale to the next. Improvements between sales account for part of those gains, and past appreciation doesn't guarantee future results.
Craftmark, MI Homes and Renaissance built many of the homes. Many estate homes are custom builds by Apex Custom Homes, Paul Reimers, Dale Shultz and Garrett Homes. Because so many homes here are one of a kind, ask who built a specific home, when, and what's been updated since. It's also worth hiring an inspector with custom-construction experience to walk it.
The land was once the farm of Arthur Godfrey, the radio and television star of the 1940s through the 1960s. He bought the property in 1946 with his wife, Mary, and ran it as a working farm with his own airstrip. CBS put microwave towers on the ridge so he could broadcast from Beacon Hill while he recovered from surgery. He is reported to have sold the farm in 1977. The stone barns and the old tower foundations are still visible in the community today.
About a third of Beacon Hill is deeded open space with bridle and walking trails. Clairvaux at Beacon Hill, the equestrian center in the community, offers boarding in about 30 stalls, plus lessons and training in indoor and outdoor arenas. Whether you can keep horses on your own lot depends on the lot and the community's covenants. If horses are part of your plan, read the governing documents before you commit. In Virginia they arrive with the HOA resale certificate, and you have a short window to cancel after you receive it.
I live here, and what surprises newcomers is how social it is. Residents call Beacon Hill "the community" for a reason. There are dinner clubs, book clubs and poker nights, and a shared love of good food and wine, and the reopened golf club has added a new gathering place on the hill. At the same time, estate lots and wooded open space give you room and quiet when you want it. And the sunsets over the Blue Ridge are hard to beat.
Beacon Hill is served by Loudoun County Public Schools. Attendance boundaries are redrawn from time to time, so confirm the assigned elementary, middle and high school for the specific address on the LCPS attendance zone maps before you buy. Nearby independent schools include Loudoun Country Day School in Leesburg and The Hill School and Foxcroft School in Middleburg.
